Housing already includes several utility, tax, and insurance components. Electricity, natural-gas price, homeowners-market data, and NFIP are therefore comparison context—not extra amounts to add. BEA price parity compares places within 2024 and is not an inflation rate. The fit score converts each selected signal to a 0–100 within-snapshot percentile, averages components inside a dimension, then applies your visible weights. A place must have every selected value to be ranked. Care access and quality combines certified-bed supply, CMS long-stay quality measures, and adjusted nurse staffing. CMS inspection stars are local context only because their cut points differ by state. Nursing-home operating expense is shown separately and never affects fit: lower provider expense is not proof of lower resident prices or better care.
